Questions and Answers about Staging
What is the cost of staging? Our ”walk and talk” evaluations for occupied properties begin at $195. If a homeowner requires a written report with step-by-step staging instructions the cost is $275.
Do You Stage Vacant Homes? Yes. We maintain our own inventory of furniture, art and accessories which allows us to provide these items at a reasonable cost.
Do you have a minimum rental period for inventory rental? We require that you rent our inventory for a period of sixty days, unlike furniture rental companies which require a ninety day rental period. We recommend that you leave the home staged even after you receive a contract. It is our policy to remove the furnishings as close to the settlement date as possible.
Are there additional fees with furniture rental? We are required to charge a 6% sales tax on rental inventory.
What does your staging fee include? We develop a staging and design plan for each home. The plan includes choosing furniture, accessories and artwork that will complement the style and scale of a home. We often need to purchase new pieces for each home. The staging fee includes all prep and design time, the actual staging day, de-staging of the property and the cost of at least one assistant. The average time needed to prepare for a staging is approximately fifteen hours, not including the actual staging day.
Do you have your own moving team? We have partnered with a local moving company that is highly experienced and takes great care with your possessions. If you need to remove items prior to staging they will provide a cost-effective estimate for any local moves to either storage or your new home.
What are your payment terms? In order to schedule a vacant staging we require a deposit of 50% at the time a contract is signed. Upon completion of the staging day the remaining balance is required. We can accept payment by check or arrange a credit card payment.
